What will add more value and have a better appearance in a family/rec room – tile or hardwood?
We recently converted a two car garage (550 square feet) into a family/rec room. One side will have a large sofa and propane stove with large tv etc. The other side will have a bar, pool table and dart board set. The room is large and open. We are considering either tile or hardwood….#1 – what will last longer and #2 – add the most value to our home and #3 have the most appeal (warm, welcoming, etc) (we have no intention of selling, just want to get the best value i.e. if we were to have it appraised what would add the most value based on #1-#3?
Nothing adds warmth and beauty to a home like hardwoods. Because you are installing on top of concrete, I would definitely use and engineered hardwood. These are not laminates which are a picture of wood with a layer of melamine(plastic) on the top – which when you start to see wear patterns in them, cannot be recoated.
Engineered hardwoods are composed of several layers of wood(such as birch) running alternate to each other, on the top you have a layer of hardwood such as oak, pecan, brazilian cherry…etc. These floors are designed to be glued directly to the concrete, unlike a solid hardwood which would require you to put down a sheet of plastic, plywood, felt and then install your floor. Over time with hardwoods and any other flooring in existance for that matter, you will start to see traffic patterns and surface scratches. With engineered hardwoods, you can buff and coat the surface, this is where the top layer of urethane is removed and another coat put down. Since you are not getting into the wood layer, you can do this every year if you want to – you won’t have to – but you can.
Tile is easier to care for, but it does not absorb sound,and in a room with a pool table – it’s going to be loud, it’s cold, it’s hard, if you drop something on it – whatever you dropped is gone, not to mention, you’ve probably cracked the tile, which in a room with a pool table, is a strong possibilty. And trust me, you will start to see traffic patterns in the wear layer of the tile as well, granted it may take longer depending on the tile – but you will see them – in which case there’s not much you can do about that.
